New agents join the real estate industry every single day with no guidance, no rulebook, and no clue. As a new agent, your main objective is to get leads, but where should you start?
The truth is that there are countless ways to get new leads, but what should you do if you can't afford to buy them? What should you do if you don't know how to door-knock? What should you do if you need business right now?
Expired listings!
Expired listings were previously on the market but never sold. This means that the seller was definitely interested in selling. While this may not be the most ideal way to generate leads, I am certain that if you put in the work, your business will take off.
I have come up with 3 steps to diving deep into expired listings. The first thing you'll do is understand the tools you'll need to make this happen. Second, you'll dive in deep on that listing and look into the history of the home and call the owner. Lastly, you'll commit to researching 5 homes in your area daily. So, let's get into it and start with the tasks required to make the magic happen.
There are three things you'll need to (to do to) get started: Remine/MLS, make the call, and make the commitment. All agents have access to an MLS system. Most of these systems partner with a tax research site designed specifically for real estate agents. If you're not sure what source you're currently using, for the sake of this article, I'll be referencing Remine.
So what is Remine? Remine analyzes property records, transactional history, and homeownership data. To get started, you'll need three things: Remine/MLS, the ability to make the call, and the commitment to make it happen. First, open up your MLS system and pull all of the expired listings that are six months old or older. You want to call the older expireds because if you call the newer ones, you will likely have tons of competition with other agents who are calling those leads every day.
Remine not only provides you with property information, but also the contact information of each owner, giving you no excuse not to have leads. To make the commitment to lead generation, time-blocking is key. As the saying goes, "If it's not on the calendar, it doesn't exist." Dedicate 1-2 hours a day minimum to solely focus on lead generation, research, and calling potential leads.
