Why Your Home Is Not Selling

Are you having trouble getting your home sold? Having your home sit on the market for months can be stressful, and too much time on the market can be unattractive to prospective buyers.


There are three major keys that make the difference between getting your home sold and having it sit on the market for months. Those three major keys are the home’s condition, marketing and the home listing price. With your help and a thorough strategy, I can get your home sold quickly!


First, let’s talk about the condition of the home. Of course, location often trumps condition, however; we cannot control the location of the home, but we can control the condition to some extent.


Buyers usually base their decision on the “look” of the home, so presentation is key. You want to create a great impression by doing simple things such as: cutting the grass, freshening up the paint, tightening the door handles, and being sure the interior of the home is clean, spacious and fragrant. These are some small things that make a huge difference when hosting your open houses.


Second, let’s discuss marketing your home. Marketing is the second most important key to selling your home. Think of it as mailing a letter. You can write the letter, and put it in the envelope, but without the stamp, it won’t get to its destination.


In this case, the stamp is marketing, and the letter is your home. It’s not likely that your home will sell without the “stamp”. Lucky for you, I have access to eXp Realty software that allows me to market and list your home on multiple sites for maximum exposure. (My shameless plug moment)


Moving on to price. Price is the number one reason why homes do not sell. It is understandable that we get attached to our homes. In most cases, you’ve either developed beautiful memories in the home, the home belonged to loved ones, or you may have planned to start a family in the home.


So, we price the home based on our emotions, and subsequently, over price the home which results in 1 of 2 things. Either the home sits on the market for over 180 days or the home does not sell at all. The price is determined by the market, which is why it is important to hire an expert who can adequately price you're home to sell. (I’ll get into how to price a home in another segment).


Moreover, do not get stressed out because your house has not sold. The current market has its benefits. Since inventory is at an all-time low, your home should sell in no time! My advice is to hire an expert to help you through this process of selling your home. Trust me, you will save time, energy and money if your Realtor does their job right. Type to you next time!
